THE READ IN 30 SECONDS
Friday's MBS recovery meets unresolved weekend oil risk
U.S. Treasury and agency-MBS markets are closed Saturday, so there is no current bond or lender-price move to report. Official late-Friday Treasury data show the two-year at 4.81%, the five-year at 4.98%, the 10-year at 5.17% and the 30-year at 5.49%. Public delayed mortgage data show a strong agency-MBS recovery late Friday, while the top-tier 30-year mortgage index eased only 2 basis points to 7.43%. Oil also settled lower on diplomacy hopes, but the proposed seven-day Hormuz plan remains conditional and unaccepted.
What changed & why it matters
Treasuries improved late Friday, but the long end stayed elevated
Treasury's official September 25 closing curve was 4.81% at two years, 4.98% at five years, 5.06% at seven years, 5.17% at 10 years and 5.49% at 30 years. Versus Thursday, the two-year fell 6 basis points and the five-year fell 5, while the 10-year slipped 1 and the 30-year rose 2.
Mortgage interpretation: The late-day retreat reduced immediate reprice pressure, but the curve steepened because the long end did not share much of the front-end rally. Mortgage pricing therefore enters the weekend from a still-unfavorable Treasury level rather than a clean duration rally.
Public delayed MBS data show a strong Friday recovery
Mortgage News Daily's public delayed close showed 30-year UMBS 6.0 at 98.84, up 0.65 point, and GNMA 6.0 at 99.01, up 0.77. Its 10-year Treasury reading was 5.160%, down 4.1 basis points, while its top-tier 30-year mortgage index eased 2 basis points to 7.43%.
Mortgage interpretation: Agency MBS improved more clearly than the Treasury benchmark on a directional basis, which is a positive mortgage-specific signal. The small change in the retail rate index shows that lenders passed through only part of the bond-market recovery before the weekend.

Hammack keeps the policy message restrictive
Cleveland Fed President Beth Hammack said Friday that policy should remain restrictive to return inflation to target and that the current stance is not restraining most business investment. She also said the yield surge reflects higher real rates, solid growth and competition for capital more than unanchored inflation expectations.
Mortgage interpretation: Her explanation is less alarming than a loss of inflation credibility, but it still argues against rapid rate relief: resilient demand and high real yields can keep mortgage benchmarks elevated even if inflation expectations remain anchored.

Oil fell on diplomacy hopes, but there is no Hormuz deal
Brent fell 2.1% Friday to settle at $104.32 and WTI fell 2.3% to $92.41 as U.S.-Iran talks explored a phased end to the conflict. Iran said Saturday that its proposal could reopen Hormuz within seven days if conditions are met; Washington has not publicly accepted the plan, and Tehran says it will not yield on its nuclear program.
Mortgage interpretation: Lower oil is a meaningful inflation relief factor for Monday, but the decline is based on conditional diplomacy rather than restored shipping. A credible acceptance would support bonds; rejection or another attack could reverse the move before lender sheets are set.

Saturday's U.S. fixed-income markets are closed. Every yield, MBS price, mortgage-rate index and oil price in this edition is a Friday observation, not a current Saturday quote. The Hormuz proposal is reported diplomacy, not a signed or implemented agreement, and the public delayed MBS data do not establish a formal spread or guarantee Monday lender pricing.
