Calculator inputs and checklist progress

Calculations run in your browser. Calculator entries are not submitted to a lender or our application server. If you choose Save my inputs, those entries are stored in your browser’s local storage. Saved resource links, checklist progress, optional worksheet notes, and your optional rate target also use local storage. They do not synchronize across devices.

Your control over saved information

You can unsave a resource, reset an individual checklist, or clear this site’s browser storage to remove locally saved information. Reset example restores calculator defaults but does not erase a previously saved set of inputs. Avoid saving financial inputs on a shared device.

Website delivery

The website uses Vercel hosting and Cloudflare DNS. Normal website delivery involves technical information such as an IP address, requested URL, browser information, and timestamps being handled by infrastructure providers. Calculator values are not placed in share links. We do not currently operate an account or mortgage-application flow on this website.

Sharing and external websites

Share buttons use your device’s sharing feature or copy a page link. Sharing through another service is governed by that service’s practices. Official resource links take you to external websites with their own privacy notices.

Advertising and analytics

This version integrates Vercel Web Analytics for public informational pages when enabled in our hosting account. Tracked page URLs exclude query strings and fragments. Private marketplace, originator workspace, signup, personal toolkit, rate-target, and embedded-tool routes are excluded from page-view reporting. We do not send form inputs, uploaded documents, or custom analytics events. Vercel also processes technical usage information described in its privacy documentation. Google AdSense is not active. Infrastructure logs are separate from page-view analytics.

Embedded widgets

Our calculator and market widgets may be displayed on other websites. Calculator entries stay in the widget’s browser session and are not saved or submitted. Market widgets request dated benchmark data from our server. Widget delivery involves ordinary hosting information such as IP addresses and requested URLs, but these widgets do not add cookies, tracking pixels, advertising scripts, or lead forms. The website embedding a widget has its own privacy practices.

Marketplace preview and activation

The current preview keeps test scenarios, entered test offers, consent events without contact fields, and test feedback in this tab’s session storage. Clear preview removes those records; closing the tab normally ends the session. Do not use confidential borrower information in the preview. No request is sent from preview mode. Test PDFs use this browser’s IndexedDB under a tab-specific identifier. Clear preview deletes that tab’s test PDFs. Access expires after 24 hours; expired bytes are removed on the next save or clear. Clearing all site storage removes them immediately. Photo-builder previews remain on the open page.

The prepared account-backed pilot separates scenario sharing from contact release. Only the selected originators receive structured financing details and a random request ID. Contact details are stored in a separate access-controlled record only after explicit consent. The platform operator and necessary infrastructure providers still process records to operate the service; anonymity is relative to the selected originator, not the platform. Coarse location and financing details may still be distinctive.

Originator applications are private drafts until owner approval and verification. The platform uses submitted information and permitted professional sources to prepare profiles. No review source is currently connected. Operational retention, support contact, and rights-request procedures must be published before the live marketplace is activated.

Private documents and quality checks

In the prepared live service, a fee worksheet is accessible to its submitting originator, the requester, and necessary platform administrators. An optional borrower-uploaded Loan Estimate is private to the requester and authorized platform reviewers; it is not shared with originators. Assistance requests are also private to the requester and authorized platform staff. The request form asks separately for permission to contact the requester through their account email about the concern.

Uploaders must remove unnecessary personal information and only share documents they are authorized to provide. The site does not automatically redact files. Downloads use generic names. Withdrawal stops future user downloads but cannot recall copies already downloaded; retained records and backups need the published retention process. Originator draft photos remain private until approval and verification. Private storage has been provisioned, but the website remains in preview mode and does not submit real files or activate a quality-review service.

Verification and email choices

In the prepared live pilot, email and phone confirmation are required before a shopper sends a request. Verification numbers stay in the account system and are not copied into scenarios or shared with originators. Phone confirmation establishes control of a number, not verified identity. Bot protection uses Cloudflare Turnstile on live sign-in forms when configured. SMS and CAPTCHA have not been activated in the preview.

Shopper resources and Let’s Talk Shop are separate, optional email lists. Request activity and outcome check-ins have their own choices. All options default to off. Visiting the website does not create a contact or subscription. Preference changes have a private consent record. Preview preferences stay in this browser; real email delivery is paused. Account-security messages are separate from optional subscriptions.

Talk Shop and referral benefits

In preview, community drafts, replies, referral demonstrations, and enhanced profile additions stay in page memory for this visit. No member content is submitted. In the prepared live community, eligible members can read approved discussions; pending discussions and replies are restricted to their author and platform reviewers. Do not post borrower identifiers or confidential files.

Invitation codes connect new profile signups to an inviting professional. Referrers see aggregate pending and qualifying counts, not the invited person’s email or application details. Qualification requires a completed, approved profile and current verification. This does not subscribe either person to emails. Enhanced profile additions remain private until owner approval and platform review.

Future lender connections

This website does not currently collect or deliver mortgage leads. Any future lender-introduction service will need a clear disclosure of the information collected, the selected recipient, the purpose, retention, and applicable privacy choices before submission.
