Calculator inputs and checklist progress

Calculations run in your browser. Calculator entries are not submitted to a lender or our application server. If you choose Save my inputs, those entries are stored in your browser’s local storage. Saved resource links, checklist progress, optional worksheet notes, and your optional rate target also use local storage. They do not synchronize across devices.

Your control over saved information

You can unsave a resource, reset an individual checklist, or clear this site’s browser storage to remove locally saved information. Reset example restores calculator defaults but does not erase a previously saved set of inputs. Avoid saving financial inputs on a shared device.

Website delivery

The website uses Vercel hosting and Cloudflare DNS. Normal website delivery involves technical information such as an IP address, requested URL, browser information, and timestamps being handled by infrastructure providers. Calculator values are not placed in share links. Email sign-in supports profiles, community access and review submissions. A review submission is not a mortgage application.

LO-branded homeowner reports and Loan Estimate reviews

Enhanced profiles can link to report and document-intake pages selected by the verified profile owner. Following those links opens the professional’s website or company provider. Information and documents submitted there are handled by that provider, not received through the SLR profile tool; review the destination’s privacy notice. SLR stores the professional’s public tool links, not that external provider’s submissions. The on-page equity snapshot uses values in browser memory, and its PDF is generated on your device. Nothing is automatically emailed or subscribed.

Sharing and external websites

Share buttons use your device’s sharing feature or copy a page link. Sharing through another service is governed by that service’s practices. Official resource links take you to external websites with their own privacy notices.

Your analytics choice

Optional Google, Ahrefs and Vercel analytics load only after you choose Allow analytics. Choosing No analytics leaves the site and its tools available. You can reopen Analytics choices in the footer at any time. Your choice is saved in this browser for up to 180 days, using local storage and a first-party preference cookie. If browser storage is unavailable, the choice applies to the current visit only. Global Privacy Control and Do Not Track override an analytics opt-in. Changing to No analytics stops future optional collection, clears accessible Google Analytics cookies and may reload the page to unload analytics scripts; it does not delete information already collected. This choice is separate from account access, contact sharing and email subscriptions. Necessary hosting, security and account services continue to operate.

Advertising and analytics

With your analytics choice, we use Ahrefs Web Analytics, Vercel Web Analytics and Google Analytics 4 to understand visits to public informational pages. Reported page URLs exclude query strings and fragments. Public profile page views and selected button clicks include the public profile identifier. Click categories include business website, company website, email, phone, quote, homeowner report, and Loan Estimate review. These events contain the category only, never contact details, destination URLs, form entries, or proof of a completed submission. State-page views may include the state represented by that page; this does not establish the visitor’s residence. External-tool visits are not recorded as completed submissions. Private quote requests, originator workspaces, sign-in, signup, email preferences, community, personal toolkit, rate-target, and embedded-tool routes are excluded from page-view reporting. We do not send form entries, calculator amounts, contact details, account identifiers, uploaded documents, or financial scenarios to these analytics services.

Ahrefs receives approved public-page counts through an SLR filtering endpoint. The endpoint discards private-page views, form events, link-click events, extra properties and vendor error reports; it removes query strings, fragments and referring URLs before forwarding a page view. Page-view reporting respects Global Privacy Control and Do Not Track. No calculator values or form entries are included. The script processes technical browser and screen information. Relayed traffic may have less precise visitor and location measurements than a direct installation.

Google Analytics may use first-party analytics cookies and process technical information such as browser and device characteristics. Our Google tag disables advertising personalization and Google signals, uses manually selected public page views and enhanced scroll measurement, and does not load when your browser sends Global Privacy Control or Do Not Track. Referring links are limited to public site pages or an external website’s origin, without search terms or URL parameters. User-provided data capabilities and automatic detection of email, phone, name and address are disabled. Automatic form, site-search, outbound-link, video and file-download measurement are disabled; selected profile clicks use the limited categories described above. Google’s Privacy Policy and Analytics opt-out tool provide more information and controls. Vercel also processes technical usage information described in its privacy documentation. Google AdSense is not active. Infrastructure logs are separate from page-view analytics.

Embedded widgets

Our calculator and market widgets may be displayed on other websites. Calculator entries stay in the widget’s browser session and are not saved or submitted. Market widgets request dated benchmark data from our server. Widget delivery involves ordinary hosting information such as IP addresses and requested URLs, but these widgets do not add cookies, tracking pixels, advertising scripts, or lead forms. The website embedding a widget has its own privacy practices.

Quote requests and preview mode

When you use a labeled preview, it keeps test scenarios, entered test offers, consent events without contact fields, and test feedback in this tab’s session storage. Clear preview removes those records; closing the tab normally ends the session. Do not use confidential borrower information in the preview. No request is sent from preview mode. Test PDFs use this browser’s IndexedDB under a tab-specific identifier. Clear preview deletes that tab’s test PDFs. Access expires after 24 hours; expired bytes are removed on the next save or clear. Clearing all site storage removes them immediately. Photo-builder previews remain on the open page.

The account-backed pilot separates scenario sharing from contact release. Only the selected originators receive structured financing details and a random request ID. Contact details are stored in a separate access-controlled record only after explicit consent. When you choose to connect under the current contact-sharing form, the named originator receives your entered name, email and phone in their private workspace and, when their activity notifications are enabled and delivery is active, in an introduction email sent through our email delivery provider, Resend. Earlier workspace-only contact choices are not expanded to include contact details in email. An initial quote request or a submitted response does not release your contact details. The platform operator and necessary infrastructure providers still process records to operate the service; anonymity is relative to the selected originator, not the platform. Coarse location and financing details may still be distinctive.

Originator applications are private drafts until owner approval and verification. The platform uses submitted information and permitted professional sources to prepare profiles. Profiles may link to outside review platforms and credential issuers; a source link alone does not import reviews or ratings. A separately connected Google review display is described below. Account and moderation records are not erased by clearing browser storage. Withdrawing a submission changes its availability as described below; it does not automatically delete related operational records.

Private documents and quality checks

In the account-backed pilot, a fee worksheet is accessible to its submitting originator, the requester, and necessary platform administrators. An optional borrower-uploaded Loan Estimate is private to the requester and authorized platform reviewers; it is not shared with originators. Assistance requests are also private to the requester and authorized platform staff. The request form asks separately for permission to contact the requester through their account email about the concern.

Uploaders must remove unnecessary personal information and only share documents they are authorized to provide. The site does not automatically redact files. Worksheet downloads may include the request number, without borrower contact details in the filename. Withdrawal stops future user downloads but cannot recall copies already downloaded; withdrawal does not automatically erase retained records or backups. Originator draft photos remain private until approval and verification. Live account-backed uploads use private storage. A labeled preview stores only test files locally and does not submit them for platform review. A submitted assistance request does not guarantee a response time or a verified pricing finding.

Verification and email choices

In the account-backed pilot, email confirmation is required before a shopper sends a request. Phone verification and SMS are not required. Email confirmation establishes access to an inbox, not verified identity. Sign-in email is not included in the initial scenario or released to originators without a separate contact-sharing choice. Cloudflare Turnstile protects live email sign-in forms.

Shopper resources, Daily Market Watch and Let’s Talk Shop have separate, optional email choices. Talk Shop membership and its email subscription are restricted to eligible, verified licensed loan originators; consumer accounts cannot subscribe to that community. Request activity and outcome check-ins have their own choices. When connecting with an originator, you may separately choose optional emails asking whether the final terms and costs matched the quote and an honest review invitation after you mark your transaction complete. This follow-up choice applies to your account; you can change it in Email preferences. A consumer-reported difference does not establish a verified pricing finding or automatically change a score. All options default to off. Visiting the website does not create a contact or subscription. Preference changes have a private consent record. Preview preferences stay in this browser; real email delivery is paused. Account-security messages are separate from optional subscriptions.

Talk Shop and referral benefits

In preview, community drafts, replies, referral demonstrations, and enhanced profile additions stay in page memory for this visit. No member content is submitted. In the account-backed community, eligible verified members can read approved discussions; pending discussions and replies are restricted to their author and platform reviewers. Do not post borrower identifiers or confidential files.

Invitation codes connect new profile signups to an inviting professional. Referrers see aggregate pending and qualifying counts, not the invited person’s email or application details. Qualification requires a completed, approved profile and current verification. This does not subscribe either person to emails. Enhanced profile additions remain private until owner approval and platform review.

Profile reviews and credential links

Reviews use email-confirmed accounts through Supabase. We store the author’s account identifier, display name, rating, review, relationship type, experience month, disclosure and consent policy version. For an SLR quote review, we match a request on the author’s account to the selected originator. For outside quote experiences or real estate professional feedback, we collect private relationship details and, where relevant, the professional’s license state and number. Do not include borrower names, contact details or financial identifiers.

Pending submissions and private verification details are restricted to the author and authorized platform operators. Approved reviews expose only the public display name, rating, review text, relationship label, experience month, disclosure and whether a relationship check was completed. Neither the reviewer’s email nor private verification details are published. The professional being reviewed cannot read private verification records or moderate feedback.

Return to the same review page and sign in with the same email to withdraw or correct your submission. Withdrawal stops public display; the review and moderation history remain stored privately for authenticity checks and handling abuse. A corrected review awaits checks again. New credential and review-platform links stay pending until a platform source check. Approved descriptions and links become public and take visitors to outside services governed by their own privacy practices.

Profile guides, social links and Google reviews

The mortgage guide uses prepared educational resources. Chat questions stay in page memory and are not sent to an AI provider or loan officer. Optional social links are included in the profile draft and become public after the existing owner approval and platform review steps. Published professional profiles can be indexed by search engines.

Where a Google review connection is enabled, our server requests public business-listing reviews from Google Maps when the review area is viewed. We do not send chat questions or calculator inputs with that request. Review content is displayed for the current visit and is not stored in our database or a persistent website cache. Loading Google-hosted reviewer photos and following Google links involves ordinary browser connection information being processed by Google. Google's Privacy Policy applies to its services.

External resources and affiliate links

Talk Shop links to independent tool providers, including RETR. An affiliate URL contains a referral code that identifies the referring partner. We display the compensation relationship beside paid links. We do not include your account identifier, contact details, or shopping request in these resource URLs.

When you follow an external link, the provider’s own terms and privacy practices apply. Review those before creating an account or sharing information with that provider.

Consumer-directed introductions

The account-backed quote workspace shares your scenario with the originators you select. A separate connection form names the recipient and explains how your entered contact details will be shared. Contact sharing does not subscribe you to newsletters or authorize distribution to other originators. Information already received by an originator cannot be recalled.
