THE READ IN 30 SECONDS
Treasury yields close above 5% before fresh Saudi air-threat alerts
U.S. Treasury and agency-MBS markets are closed Saturday, so there is no new bond or mortgage price discovery. Friday's official close was unfavorable: the 10-year Treasury finished at 5.01% and the 2-year at 4.76%, reversing Thursday's relief. Oil settled lower but remained above $100, and Saudi Arabia issued new air-threat alerts after the U.S. close. For loans closing inside 20 days, the bias remains to protect acceptable pricing into Monday's reopen; longer windows can watch only if the 10-year retreats below roughly 4.95% and energy risk eases.
What changed & why it matters
Friday's Treasury close erased Thursday's rally
Treasury's official September 18 curve showed the 2-year at 4.76%, the 10-year at 5.01% and the 30-year at 5.34%. Versus September 17, those yields rose 9, 7 and 5 basis points, respectively.
Mortgage interpretation: This was a broad Treasury selloff, not a mortgage-specific signal. The 10-year's close above 5% leaves Monday lender pricing vulnerable unless the market quickly reverses below that threshold.
Oil finished lower, but the inflation risk stayed elevated
Friday's October WTI contract settled at $100.30 a barrel, down 1.6% on the day but up 0.2% for the week. Brent settled at $103.87, down 0.9% on the day and 0.7% for the week.
Mortgage interpretation: The daily decline is mildly bond-friendly, but triple-digit crude still keeps energy-driven inflation risk high. It is a partial offset to Friday's Treasury selloff, not a clean float signal.

Saudi Arabia issued new air-threat alerts after markets closed
Late Friday and early Saturday, Saudi Arabia issued emergency alerts for a hostile aerial threat across the kingdom, including Riyadh, where at least one explosion was heard. The Associated Press reported that authorities lifted the alerts with no casualties or damage reported and did not identify the cause.
Mortgage interpretation: The alerts add unpriced weekend energy and shipping risk, but the absence of verified damage limits the immediate rate significance. A confirmed hit on oil infrastructure would be materially more negative than the information available at this check.
Reported Saudi delivery cancellations keep supply concerns alive
Reuters reported Friday that Saudi Aramco told at least two European refiners they would receive no October crude after the East-West Pipeline attack. Reuters said it could not independently verify the Bloomberg report; Aramco did not immediately comment. The report also said a partial pipeline restart was targeted within days and full capacity within six weeks.
Mortgage interpretation: If confirmed, the cancellations show the pipeline outage is affecting physical supply even as futures eased Friday. The reported restart timeline is a potential positive, but the verification gap and new security alerts argue against relying on it before Monday.

This is a weekend risk assessment, not a live rate quote, rate guarantee or borrower-specific recommendation. U.S. Treasury and agency-MBS markets are closed, Friday's prices are clearly identified as closing data, and the latest Saudi alerts had no reported casualties or damage at the check time. Geopolitical reports may change before markets reopen.
