THE READ IN 30 SECONDS
Hot PMI sends the 10-year back above 5%
Wednesday's rate picture deteriorated sharply after the 9:45 a.m. ET S&P Global flash PMI. At 11:16 a.m. ET, the five-year Treasury was 4.953%, up 10.4 basis points, while the same MarketWatch snapshot showed the 10-year at 5.071% and the 30-year at 5.380%. The growth survey also showed faster hiring and renewed price pressure, and Brent rebounded to about $101.30. That combination outweighs the modestly supportive demand at Tuesday's two-year auction.
What changed & why it matters
Treasury yields jump after the PMI release
MarketWatch showed the five-year Treasury at 4.953% at 11:16 a.m. ET, up 10.4 basis points from Tuesday's close. The same delayed snapshot showed the two-year at 4.868%, the 10-year at 5.071% and the 30-year at 5.380%.
Mortgage interpretation: This is a broad curve selloff, not a small mortgage-market wobble. The five- and 10-year sectors most relevant to mortgage investors both moved materially higher, increasing negative-reprice risk for lenders that had not fully updated rate sheets.

September business activity and prices accelerate
The S&P Global flash composite PMI rose to 58.4 in September from 56.0 in August, the strongest private-sector expansion since July 2021. Manufacturing PMI rose to 57.0 from 53.9, services activity strengthened, employment growth reached its fastest pace since June 2022, and input costs rose the most since October 2022.
Mortgage interpretation: Faster growth, hiring and input-cost inflation all reduce the case for near-term rate relief. The survey is preliminary and is not a substitute for official payroll or inflation data, but today's Treasury reaction shows investors treated it as materially hawkish.

Oil reverses part of Tuesday's relief
OilPrice.com's live page showed Brent near $101.30, up about 2%, and WTI near $91.43, up about 1%, around the check time. The rebound followed Tuesday's sub-$100 Brent move, while Reuters reported that regional conflict and disrupted Hormuz navigation continue to drive unusually high shipping costs.
Mortgage interpretation: The move does not erase the supply relief from Saudi Arabia's pipeline restart, but it restores part of the energy-inflation premium just as the PMI reported higher fuel and transport costs. That combination is unfavorable for long yields and mortgage pricing.

Mortgage applications fall as the survey rate reaches 7.12%
MBA's September 23 release reported that the average contract rate for conforming 30-year fixed loans rose 15 basis points to 7.12% in the week ended September 18. Total applications fell 1.5%, with refinancing down 2.6% and purchase applications down 0.8%.
Mortgage interpretation: The higher survey rate confirms that recent Treasury pressure reached borrower pricing, while a third weekly application decline shows demand damage. Weak demand is eventually bond-friendly, but it is lagging data and does not offset today's yield shock.

Treasury supply remains an immediate volatility risk
Tuesday's $69 billion two-year auction cleared at 4.787%, two-tenths of a basis point above the when-issued yield, with a 2.63 bid-to-cover ratio versus a six-month average of 2.61. Treasury's schedule places the five-year auction on Wednesday and the seven-year auction on Thursday; MarketWatch identifies today's five-year sale as $70 billion.
Mortgage interpretation: The two-year sale showed adequate demand but did not prevent today's selloff. The five-year auction is more directly relevant to the intermediate curve used by mortgage investors, so strong bidding could stabilize pricing while a weak result could extend the move above 5% in the 10-year.

Fed commentary reinforces the inflation-first stance
Richmond Fed President Tom Barkin said Tuesday that economic conditions appear to be firming and that inflation risks outweigh employment risks. He supported last week's quarter-point hike to 3.75%-4.00% but did not commit to a specific number of additional increases; Barkin is not an FOMC voter this year.
Mortgage interpretation: The remarks fit today's strong-growth and higher-price PMI signal and make an aggressive bond rally harder to sustain. They are one official's assessment, not a new committee decision, so the market data and upcoming releases remain more important than the rhetoric alone.

This is a late-morning market snapshot, not a rate guarantee or individualized financial advice. Treasury and oil prices can change before lender repricing, the five-year auction had not occurred at the check time, the PMI is preliminary, and the lack of a reliable public live MBS spread reading limits mortgage-specific conclusions.
