THE READ IN 30 SECONDS
Hot demand and import prices keep rates exposed ahead of the Fed
Fresh U.S. data kept the inflation-and-growth risk tilted against lower mortgage rates: August retail sales rose sharply and nonfuel import prices accelerated. A modest morning retreat in oil and Treasury yields offers some relief, but the 10-year remains near 5% and the Fed decision is still ahead. For loans closing inside 30 days, the pre-decision stance is to favor locking and reassess after the 2:00 p.m. ET announcement.
What changed & why it matters
Retail sales showed much stronger demand
The Census Bureau reported at 8:30 a.m. ET that August retail and food-services sales rose 1.2% from July to $773.9 billion; July was revised to a 0.5% decline. Reuters reported the headline was above the 0.8% consensus and that the control group used in GDP calculations rose 1.4%, its strongest gain since September 2024.
Mortgage interpretation: Resilient demand reduces the case for near-term economic weakness and gives the Fed less room to look through inflation. That is negative for Treasury duration and mortgage pricing ahead of the decision.

Import prices added a broad inflation warning
BLS reported August import prices up 0.7% for the month and 7.0% from a year earlier. Fuel import prices edged down 0.1%, while nonfuel import prices rose 0.8% and were 5.5% higher year over year.
Mortgage interpretation: Because the monthly increase came from nonfuel goods rather than the latest oil shock, it points to broader pipeline price pressure. Import-price indexes exclude tariffs, so this release should not be read as a direct tariff-cost measure.
Treasuries found limited morning relief near 5%
Treasury's official September 15 close showed the 2-year at 4.67%, 10-year at 5.00% and 30-year at 5.36%. Reuters observed the 10-year near 4.97% earlier Wednesday after it had touched 5% in the prior session; that was an intraday observation, not a closing level.
Mortgage interpretation: The morning dip in the 10-year is mildly constructive for rate sheets, but the yield level remains historically restrictive and vulnerable to the Fed and stronger data. This is a Treasury move; it does not by itself establish an agency-MBS spread change.

The 20-year auction showed softer duration demand
Tuesday's 20-year Treasury auction cleared at 5.42%, the highest stop since the maturity was reintroduced. The bid-to-cover ratio was 2.57 versus a six-month average of 2.65, and indirect bidders took 52.5%; the 10-year yield rose from 4.996% just before the result to 5.014% afterward.
Mortgage interpretation: The auction suggests investors required more compensation for long-duration supply. That is a moderate long-end headwind for mortgage rates even though today's oil pullback has offset part of it.

Oil eased, but the inflation shock remains large
At 9:07 a.m. ET, Reuters reported Brent down 1.2% at $107.45 and WTI down 1.85% at $103.87. Saudi Arabia was offering additional cargoes through Oman while Yanbu loadings remained suspended, and visible Hormuz vessel traffic was still far below normal.
Mortgage interpretation: The daily decline is a positive incremental input for bonds, but crude above $100 still threatens headline inflation and transport costs. The workaround reduces immediate supply fear without confirming that the Saudi pipeline or Hormuz traffic has normalized.

The Fed decision is the day's dominant volatility event
As of the 11:20 a.m. ET check, the FOMC decision was still scheduled for 2:00 p.m. ET, followed by the chair's press conference at 2:30 p.m.; this meeting also includes updated economic projections.
Mortgage interpretation: The rate decision matters, but the path for the 10-year and mortgages will depend more on the inflation message, projected policy path and whether investors view the Fed as containing or accommodating the energy shock. Pre-event uncertainty argues for protection rather than a binary float bet.

Housing sentiment weakened further
Reuters reported the NAHB/Wells Fargo Housing Market Index fell to 32 in September from 35, a 12-month low. It also reported that 38% of builders cut prices and 66% used sales incentives.
Mortgage interpretation: Softer housing demand is eventually bond-friendly and reinforces affordability stress, but it is a small secondary factor today and does not offset the inflation data or Fed-event risk.

This is a pre-Fed market snapshot, not a rate guarantee. Treasury yields, oil and lender pricing can change abruptly after 2:00 p.m. ET; absence of a verified live agency-MBS spread reading increases uncertainty.
