Read the guide →There is no single lowest mortgage rate that every borrower can get. Your loan, property, credit, equity and timing affect pricing. Compare dated written quotes for the same scenario, including APR, points, fees and lock terms. A lower advertised rate may cost more upfront or depend on qualifications you have not established.
A useful quote states enough assumptions for another professional to price the same loan. Record loan amount, property value, location, occupancy, property type, loan program, term, credit assumptions and lock period. Mark estimates rather than presenting them as verified facts.
Ask whether the rate is fixed or adjustable and whether the displayed payment is temporary. A temporary buydown changes early payments; you should also understand the payment once the subsidy ends. An adjustable loan requires a separate review of its future adjustment terms.
Write the pricing date and expiration beside every quote. National averages are market context, not an offer for your specific loan.

A lower rate with points may make sense over one holding period and fail to recover its added cost over another. Use the same lender’s zero-point option as one reference, then compare other lenders’ complete quotes. A rate reduction alone does not reveal the best overall price.
Ask for an amortization comparison if the loan terms differ. A shorter term may offer a different rate while requiring a larger monthly payment, and a longer term may lower the payment while extending interest costs.
Ask when a lock can begin, what documents or property details are required, when it expires, and who pays for an extension in different situations. If a float-down is mentioned, get its availability, fee and conditions in writing. Do not assume a quoted rate is reserved for you.
Choose a loan you can afford under the offered terms. Predictions about tomorrow’s rates cannot guarantee a lower price, and a plan to refinance later still depends on future qualification, costs and market conditions.
