“Mortgage quote” can describe several different things online. Before sharing information, ask which result the service will deliver and what the lender has actually checked. A calculation can help you plan. A preliminary quote can help you compare assumptions. Neither is a substitute for the lender's official disclosures and underwriting.
Match the information you share to the step you are taking. A preliminary shopping scenario and an official Loan Estimate serve different purposes.
Calculator estimate: a place to start
A calculator turns your loan amount, assumed rate and term into a projected payment. Check whether taxes, insurance, mortgage insurance and association dues are included. You can use Shop Lender Rates calculators without giving contact details, but the result is based on the assumptions you enter. It is not a rate offered by a participating lender.
Preliminary quote: written pricing with assumptions
Ask the professional to identify the loan type, term, credit assumptions, property details, rate, points, fees, credits and lock period. Mark anything unknown. A quote using an estimated credit range or estimated income may change when those facts are verified. Ask whether it is a preliminary worksheet or an official Loan Estimate, and whether pricing is locked. A polished worksheet alone does not answer either question.
Preapproval: ask what has been verified
If you want a lender to evaluate your readiness to borrow, ask for its preapproval process and document list. Find out which income, assets and credit have been reviewed, which conditions remain, and when the letter expires. Use a verified secure portal rather than placing identity documents or account numbers in a general scenario box. A preapproval still leaves property and final loan conditions to resolve.
Official Loan Estimate: the lender's standardized disclosure
For mortgages covered by the Loan Estimate rules, the CFPB identifies six application items: name, income, Social Security number, property address, estimated property value and requested loan amount. A lender generally must provide the Loan Estimate within three business days after receiving those items. The standardized form helps compare terms and costs; receiving it is not loan approval. Some products, including HELOCs and reverse mortgages, use other disclosures.
Why a name may be needed later
Shopping with controlled contact sharing does not mean borrowing without identification. Once you ask a lender to take the next step, it may need personal and financial information for that process. Ask who receives each item and use the lender's secure channel. Confirming an email with a platform also differs from authorizing that platform to distribute your phone number to professionals.
A practical comparison example
Imagine one worksheet assumes excellent credit and a 30-day lock, while a second uses a lower credit range and a 45-day lock. Their rates are not a clean comparison yet. Ask both professionals to use the same facts and timing, then compare the written charges. Keep unknowns labeled until verified. This is a comparison method, not a claim that either quote is available to a particular borrower.
